You tell us which services you need, we introduce you to the right vetted providers, and you schedule directly with them. We handle billing for your recurring services and consolidate them onto one simple monthly invoice, and follow through so you don't have to.

Home Management

You need someone local keeping an eye on your home.

If you travel frequently, split time between properties, or just want someone to manage your home for you, Home Management gives you ongoing local oversight, regular check-ins, recurring vendor coordination, and a single point of contact for whatever comes up. Your home stays cared for whether you're there or not.

Need emergency response? Emergency property visits are available to all members. If something urgent comes up between scheduled inspections, we respond immediately and coordinate what's needed. Emergency visits are billed separately at $150 to $500 depending on scope.

Over the years I've coordinated hundreds of vendor relationships, managed maintenance schedules across multiple properties, and learned firsthand what separates a reliable service provider from one that wastes your time and money.

What I kept hearing from neighbors was the same story. Great vendors are hard to find. Coordinating multiple services is exhausting. And when something goes wrong with your home, especially when you're not there, it's stressful not knowing who to call or whether the job will actually get done right.

What's the difference between Vendor Concierge and Home Management?+

Vendor Concierge is for homeowners who want a trusted local expert to find, negotiate with, and coordinate vetted service providers. You choose the services you need, we handle the introductions and billing, and you schedule directly with the vendors. Home Management is a separate ongoing service for homeowners who need recurring local oversight of the property itself, including regular check-ins, maintenance coordination, and emergency response. The difference is the level of ongoing involvement you want from us.

What exactly do you do during an inspection?+

Every visit includes a full walkthrough of your home — interior and exterior. I check your HVAC, plumbing, appliances, security system, smoke detectors, breaker panel, pool, grounds, and more. After every visit you receive a photo report the same day.

How quickly do you respond to emergencies?+

Immediately. If something urgent comes up at your property you reach me directly — not a call center, not a ticketing system. I assess the situation with you and coordinate a response right away. Emergency visits are available to all members and billed separately based on scope.

Do I need to be home during inspections?+

No. Most of my clients are not home during visits. I work with your alarm code and entry instructions so you never need to rearrange your schedule.

What vendors do you work with?+

Our network includes vetted, insured local providers for lawn care, pest control, pool service, power washing, HVAC maintenance, house cleaning, irrigation, and window cleaning. Every vendor has been personally selected for quality and reliability.

Will I pay more because my vendors bill through you?+

In most cases no — and in some cases you'll actually pay less. Because we bring vendors a reliable book of clients they don't have to chase down individually, they're often able to offer preferred pricing that isn't available to homeowners booking on their own. Our coordination is built into the vendor relationship, not added on top of your bill. What you see is what you pay.

Why don't you list your vendors publicly?+

Our vendor relationships are built on trust and performance, not advertising. Listing vendors publicly would turn our network into a directory, which isn't what this is. When you become a member you get personal introductions to the right providers for your specific needs. Every recommendation is based on your home, your location, and what we know about how that vendor performs.

What if I'm not happy with a vendor?+

Our vendor network is built on performance. Every provider earns their place by consistently delivering quality work — and they keep it the same way. We monitor feedback across all of our clients and if a vendor's quality slips we replace them quickly, no exceptions. If you have a specific concern about a visit or a job, bring it to me directly and I'll look into it. My reputation depends on the vendors I recommend, so I take every piece of feedback seriously.

Can you handle full vendor coordination and project management?+

Yes. Home Management members can add complete vendor coordination and project management to their membership. This means I handle all scheduling, vendor communication, on-site oversight, and quality control on your behalf. Pricing is based on scope and discussed during your consultation.

What areas do you serve?+

We currently serve Parkland, Boca Raton, Deerfield Beach, Delray Beach, and surrounding communities in Broward and Palm Beach County.

How do I cancel?+

There are no long term contracts. You can cancel anytime with 30 days notice. Services already scheduled will be completed.
